ARCHIVED - 2.8 per cent increase in Murcia property values last year, say Tinsa
Property in the Costa Cálida remains among the most affordable in Spain
The leading Spanish property valuation firm Tinsa has published its summary of market trends for the final quarter of 2019, reporting a slightly less significant rise in average values across the country since than in 2018 with the overall index rising by 2.6 per cent to 1,373 euros per square metre.
This means that since the market bottomed out in early 2015, Tinsa have observed an increase in the value of Spanish housing of 14.7 per cent, although the figure is still 33 per cent lower than the peak which was reached in late 2007, and although the latest data are encouraging there is great disparity among the rates of increase in Spain’s 17 regions. In fact, in the north and north-west of the country Tinsa report decreases in the market value of housing during 2019, the most significant fall being one of 3.9 per cent in Asturias, while the increases range from one of 9.7 per cent in La Rioja to that of 2.1 per cent in Castilla-La Mancha.
The figures for Spain’s 50 provinces show even more diversity, with the table topped by a 10.7 per cent rise in Huesca (in the north of Aragón) but decreases observed in 13 provinces, the sharpest of them in Ciudad Real (-8.4 per cent).
Ciudad Real also foots the list in terms of the provincial capitals of Spain, with a drop of 10.7 per cent, while the city of Logroño saw the sharpest increase (20.4 per cent).
The Region of Murcia, meanwhile, is reported to have seen an increase in property values of 2.8 per cent during the year as opposed to a rise of 5 per cent in 2018, the slowdown being roughly equivalent to that observed nationwide. At 988 euros per square metre housing in the Costa Cálida is still among the most affordable in Spain, with the Tinsa figure now 11 per cent higher than when the market bottomed out but still 43 per cent lower than at its peak in late 2007 and early 2008.
